Our Fees

As Property Finders/Brokers, we are here to represent you, the buyer.
Remember, the Estate Agent is legally working for the seller.

Although it is very difficult to give a precise number of days before we find your ideal piece of real estate, what we can do is guarantee you that we will do whatever we can to find what you might be looking for as quickly as possible.

Basic Service -

  • We do all the hunting for you, performing a wide search
  • We short list those properties appropriate to your needs
  • Monthly Property List sent to you, from which you make direct contact with the Estate Agents.

Our fee for this service is £50 per month (payable in advance), and £40 per month thereafter.

Area Orientation and Visit

This can be arranged for £350 per day (paid in advance). Included in this service will be : pick up from Rome and locals airport, escorted visit of chosen properties, liaising with the local estate agents and return to the airport.

Full Service - (Search fee)

If you wish us to handle the purchase of your chosen property on your behalf, we will be happy to do so.

  • A fee of £500 is required upfront - this will be deducted from the final fee if the purchase is completed. The fee will be non-refundable in case of no sale.
  • We will assist in advising you of what we believe to be the right property for you in the right location at the right price and pinpoint potential problems with a property.
  • We help you make a sound investment decision, once you have chosen your desired property we will then negotiate the best possible terms on your behalf.
  • We will keep close contact with you informing you of what is happening each step of the way.
  • We help you through Currency Transfers. Competitive currency transfer methods will be discussed to ensure that the best currency rate is secured for the property purchase. This can bring savings of 4% of the property purchase price.
  • We continue to assist you, liaising with the agents, your lawyers, surveyors and financiers to ensure a smooth process with minimum inconvenience to yourself till the end.
  • We ensure that the relevant utilities, such as gas, electricity and water are all transferred into your name, and assist in opening a bank account. This will eliminate hours of waiting time in endless queues. We will help you to get insurance quotes for house and/or contents.

On completion, our fees (success fee) will be of 2% of the purchase price.

Should the final purchase price be less then the asking price we will be entitled to 15% of the difference.
